Why is Manifestation Required?

Under Building Regulations (Document M) and the Disability Discrimination Act (DDA), any full-height glass doors, partitions, or large glazed screens must be clearly marked. This is a critical health and safety measure to ensure that visually impaired individuals — and the general public — can easily identify the glass and avoid accidental collisions.

To be compliant, the markings must provide a clear visual contrast against the background viewed through the glass, regardless of internal lighting conditions.

Applies to all new-build and refurbished commercial glazing installations.

Retrospective compliance may be required during fit-outs or lease renewals.

The Legal Height Requirements

To meet building standards, manifestation must be applied at two distinct height bands across the glazing. These measurements are taken from the finished floor level (FFL):

1400–1600mm
850–1000mm
▲ FFL
  • Lower Level: Placed between 850mm and 1000mm from the FFL.
  • Upper Level: Placed between 1400mm and 1600mm from the FFL.

Compliance Doesn't Mean Compromising on Design

While standard frosted dots (which must be a minimum of 50mm in diameter) or simple squares are the most cost-effective way to achieve compliance, glass manifestation offers a fantastic blank canvas for interior design.
